How to Transform a Damaged Slab into a Polished Concrete Floor

Concrete floors are tougher than they look, but they don’t stay beautiful on their own. Old coatings fail, surfaces chip, and what was once a clean slab starts looking tired.


The good news: a damaged floor usually doesn’t need replacing. It needs restoring. Here’s exactly what that looked like on this project.

Where it started, the floor was coated in old epoxy, stained, and chipped. This required polished concrete, concrete floor restoration, and repair for the commercial flooring.

Stripping the old coating– The first job is getting the epoxy off. Nothing new will hold properly over a coating that’s already failing, so we take it back to bare concrete and start from solid ground.

Repairing the damaged areas– The chipped and broken spots get filled with Concrete Mender mixed with a coarse sand. Matching the texture of the surrounding slab means repairs blend in rather than standing out as patches.

The first polishing passes–  Now the transformation starts. We work across the floor with progressively finer diamond tooling — first to flatten and level, then to smooth and refine. This is where a rough slab begins to look like a finished floor.

Hardening the surface– A Prosoco densifier soaks into the concrete and reacts inside it, making the surface noticeably harder and more resistant to wear. It’s the step that makes the finish last rather than just look good on day one.

A second round of detail work– With the floor hardened, we go back over it with a finer repair mix to close the small pinholes the first pass left behind, then grind again. It’s the kind of step nobody sees — and everybody notices if you skip it.

The finish– Prosoco LS Guard sealer and a burnishing pass to bring up the sheen. It locks everything in and makes the floor easy to clean and maintain.

The bottom line for owners–

Restoration is usually faster, cleaner, and less disruptive than tearing out and re-pouring concrete — and the floor you end up with is harder and more durable than the one you started with. If your floor looks past saving, it’s worth a second opinion before you replace it.
